  • General Questions

    • Q: Are you a real estate broker?
      A:
      No. ListWisconsin.com is an advertising service. Brokerage services are provided by Elite Properties, Inc.
    • Q: We received an offer ... now what?
      A:
      We do not recommend that you proceed without the assistance of a trained real estate professional. You can use our Closing Services, or hire a real estate attorney to complete the transaction for you.
    • Q: A real estate agent contacted me about a “one-party listing” – what does that mean?
      A:
      A one party real estate listing is when a broker signs a contract with a seller to sell their property to single, named party. The charge for this varies, but a typical price would be 4% of the sale price of the home.

      If you are interested in working with real estate agents, we recommend that you choose our Deluxe MLS Plan, for which you only pay a 2.4% commission if an agent finds a buyer for your home. It has the added benefit of being open to all real estate agents for all their buyers, not just a specific one.
    • Q: Why isn't my home listed as a featured property on your home page?
      A:
      All single family homes and condominiums with photos are included in the pool of featured properties. If you don't have a photo, your property will not be shown.
    • Q: When will my listing expire?
      A:
      All listings expire after 6 months, but can be extended by another 6 months for $100. You will receive an email notification before your listing expires.
  • Standard Plan

    • Q: What is your service area for the Standard Plan?
      A:
      We will accept listings located anywhere within the State of Wisconsin.
    • Q: Will my home appear on Realtor.com and other websites?
      A:
      Deluxe MLS listings will appear on Realtor.com and other partner websites, while Standard Plan listings will not. The reason is that Realtor.com only accepts listings directly from the Multiple Listing Service (MLS) -- unless your home is listed there, it will not appear on Realtor.com.
  • Deluxe MLS Plan

    • Q: What is the Multiple Listing Service (MLS)?
      A:
      The Multiple Listing Service is a network of thousands of local real estate brokers that allows one broker to sell homes listed by another broker. By placing your home into the MLS, it greatly increases the exposure you get, because real estate agents who are working with buyers will know that your home is available.
    • Q: If I select the Deluxe MLS Plan, do I still have to pay a commission if no real estate agent is involved in the sale of my home?
      A:
      No. The 2.4% commission is compensation for the real estate agent who finds a buyer. If no agent is involved in the transaction, you pay no commission.
    • Q: Why do I need to sign a listing contract to get into the MLS?
      A:
      Advertising properties in the MLS is only available to licensed real estate brokers. Wisconsin Law prohibits brokers from advertising a property for sale unless they have a listing contract.
    • Q: We bought the Standard package. Can we upgrade to our listing to put our property in the Multiple Listing Service?
      A:
      Yes. Simply contact us and we'll be happy to upgrade you.
    • Q: What is your service area for Deluxe MLS listings?
      A:
      Currently, the Deluxe MLS Plan is available in Metro Milwaukee area and surrounding suburbs.
    • Q: What is the difference between your Deluxe MLS Plan and a listing with a traditional real estate broker?
      A:
      Aside from the huge cost difference, there are several other things:
      • A broker will normally coordinate showings of your property, hold open houses, and answer questions about your home. With our service, you are responsible for these items yourself.

      • A broker may advertise in print media, such as local newspapers or real estate magazines. With our service, you will need to place these ads yourself.

      • A broker will negotiate on your behalf and help coordinate the closing. These services are not included with the Deluxe MLS Plan, but are available with our Closing Services.
    • Q: Can I offer a commission other than 2.4% to a broker to finds a buyer for my home?
      A:
      Yes, you can let us know that you would like to offer a different amount. However, you need to be careful about lowering the commission too much as it discourages agents from showing your home.
    • Q: How long will it take before my home appears on Realtor.com and other websites?
      A:
      Once an agent has met with you and signed a listing contract, your home will be placed in the Multiple Listing Service (MLS) within 2 days. The MLS then sends your listing to Realtor.com, which can take a few more days.
  • Sign Questions

    • Q: I live in a Condominium. Can I have a yard sign installed?
      A:
      You’ll need to check the rules and regulations for your condominium association. Some allows signs, others do not. Some will allow a window sign, and others won’t. When you list your home, you’ll be given the option of choosing a yard sign, a window sign, or no sign at all.
    • Q: I live on a corner lot, and would like to have two signs (one for each street). Can I get a second sign?
      A:
      Yes – when you place your listing there is an option for an additional yard sign. The cost is $75.
    • Q: How long will it take to get my sign installed once I place my listing?
      A:
      Signs are typically installed within a few business days of placing your order. We use a third party sign company to install the signs, and they will install your sign the next time they are in your area.
    • Q: We would like directional or open house signs. Can we get these from you?
      A:
      We also offer an promotional sign package for $30 which includes two directional signs, an open house sign, and two flags to draw attention to your home. You can purchase these at the time you list your property, or if you are already a customer, please contact us.
    • Q: Our sign was damaged/destroyed/stolen. Can we get a new one?
      A:
      You are responsible for the sign while it is on your property. If it is lost, stolen, or damaged, you will be charged $75 for a replacement. Just contact us and we’ll make the necessary arrangements.
    • Q: I just received an accepted offer for my home. Shouldn’t the sign be taken down?
      A:
      No. An accepted offer isn’t the same as having sold your home. It’s best to keep the sign in place and continue to market the property until the sale has actually closed.
    • Q: We just closed on the sale of our home. How do we get the sign removed?
      A:
      Once you report the sale of your home to us, we will arrange to have your sign taken down. It will typically take a few business days once your report the sale to us. Please do not take the sign down yourself – if it is missing when the sign company comes to get it, you will be charged $75.
    • Q: What sort of sign will we receive?
      A:
      Properties located in the Milwaukee area (and surrounding suburbs) will normally receive a 36" x 24" metal sign mounted on a 4"x4" post. This is the same style sign that is commonly seen in front of homes listed by real estate brokers. A professional sign company will install it for you.

      For properties located outside this area, we will ship you a sign that is mounted in a steel frame that you will need to place into your front yard.

      In either case, the sign will include your phone number so that buyers can call you directly.
